    I have been on both sides of the fence…been a mortgage broker and now working in real estate brokerage.

    The biggest complaint I have about mortgage brokers is that they want you to refer business to them, but they won’t refer business back the other direction. I refuse to do business like that.

    Also, make sure your mouth doesn’t write checks that your &$@% can’t cash. It is devastating to Realtor when a mortgage professional DOES NOT read the guidelines to a loan program or promises something that he has no control over (ie. "well get that judgement waived for you"…DOESN’T HAPPEN!).

    If you don’t know, SAY you don’t know…and don’t deal with banks that take 2 weeks to underwrite…if a bank can’t get a pre-approval with conditions in 3 days and have a final decision in 48 hours of receipt of final conditions…I STOP sending them business.

    I worked as an underwriter for years prior, and I know how long it takes to underwrite a file…NOT LONG.

    If you really want to be successful in this business, you need to contact the Realtors directly, in person, and continue to do so until you establish a trust with them. Remember that you are handling their income as well as your own. It takes time and you have to be persistent. Don’t give up as you have to remember that they are doing business with someone else currently and you have to win them over.
